Qualifications
- 18 years of age and older
- Photo Id
- 6 month proof of income (paystubs, bank statements, etc.)
- We run a criminal background check
- No unsettled evictions in the past 3 years
- Pay Application fee of $30 per person aged 18 and older
- Make 2-3 times the rental amount in income a month
- Animal Screening if you have a pet
** At landlord’s discretion, compensating factors such as additional security deposit or co-signer (guarantor) may be required if applicant fails to meet any of the above requirements. There will also be an additional $50 monthly rent charge for anyone that adds a person to their lease or 2 people seeking a room. In the event of multiple applicants, tenancy will be granted to the most qualified base on the above criteria.**

Is the application fee refundable?
No, sorry it is not. There are fees associated with processing the application and the fee goes toward those costs. -
Can my application be used for more than 1 property?
Yes, just please mark on the application which properties or a budget. -
Who needs a cosigner?
Anyone who cannot financially qualify on their own. The cosigner would need to follow the application process as well. -
How long does it take to approve an application?
We ask for 3 business days. -
I applied in the past. Can you use my old application information?
No, applications are only good for 30 days, after that you will need to submit new information and pay a new fee. -
Do you accept Section 8?
It depends on the property. -
Do you work with programs that pay for rent for security?
We can work with them as long as you meet our qualifications first. -
Do you allow pets?
Pets are approved via our Pet Screener. If approved there is a max of 2 pets and a non refundable $150 fee and each pet would be $30 a month. -
How much do I need to move in?
You would need to ensure that the application fee is paid. Then you would need the security deposit, first month’s rent, and last month’s rent if applicable. -
Can you hold a place?
We cannot. You must apply for the place first. -
Is the security deposit refundable?
We want all our residents to get their security back so as long as you follow the lease and move-out guide you should get a return.
